What does the application and leasing process entail?
Our application process is streamlined and conducted online. Prospective residents can apply through our
Apply Now page. The process includes a background and credit check, and you'll need to provide proof of income and a valid ID. Once approved, you can sign your lease electronically.
Is renter's insurance required?
Yes, all residents are required to maintain renter’s insurance with a minimum of $100,000 in liability coverage. While only liability coverage is required, we strongly recommend choosing a policy that also covers personal belongings for added protection.
What is the average rent?
Rent varies based on the apartment size and layout. For current pricing and availability, please explore our

How do I pay rent?
Rent payments can be made online through the
Resident Portal. We accept electronic checks and credit card payments.
What are the lease term options?
We offer flexible lease terms ranging 12 to 15 months. For more details on lease options, please contact the leasing office.
Are there any move-in fees?
Move-in fees may include a security deposit and administrative fees. For a more detailed itemization of move-in costs, please refer to the

Is there a penalty for breaking the lease early?
Yes, early lease termination may incur penalties. Please review your lease agreement or contact the leasing office for specific terms and conditions.
Do you require a background or credit check?
All applicants will be subject to criminal background screenings. Additional information can be provided by our leasing team upon request.
Are utilities included in rent?
At Agave Ranch, utilities are not included in base rent. Residents are responsible for setting up their utility accounts and paying their providers directly.
Do you offer a preferred employer program?
At Agave Ranch, our Preferred Employer Program is designed to show appreciation for local employers and their dedicated team members by offering exclusive incentives that make luxury living more attainable.

Is there a waitlist if the floorplan I want is unavailable?
Yes, if the floor plan you are interested in is currently unavailable, you can join the waitlist, giving you the best opportunity to lease it in the future!
Do you offer virtual tours or self guided tours?
Once You Move In
Can I install shelves, curtains, or hang posters?
Yes, you are encouraged to personalize your space. You may install shelves, curtains, and hang posters. Please ensure that any modifications do not damage the walls and that the apartment is returned to its original condition upon move-out.
Am I allowed to paint the walls?
You may paint your apartment walls; however, you are responsible for restoring them to their original color before moving out. For more information, please contact the leasing office.
How do I submit a maintenance or service request?
Maintenance requests can be submitted through the
Resident Portal. For emergency maintenance issues, please contact the leasing office directly.
When and how should I set up my utilities?
Residents are responsible for setting up electricity prior to move-in. Additional utilities will be billed to your ledger via Conservice.
Can I have a roomate?
Yes, roommates are allowed. All occupants over 18 must complete an application and be listed on the lease agreement.
Are there any community rules or quiet hours?
Yes, to ensure a comfortable living environment, we have community guidelines, including quiet hours. Please refer to your lease agreement for additional information.

How do I renew my lease?
Lease renewal information will be provided prior to the end of your current lease term. For questions about renewing your lease, please contact the leasing office.
Is Wi Fi available in common areas?
Yes, Wi-Fi is available in common areas like the clubhouse and game room!
How do I update my contact information?
Contact our leasing team to update information like contact information and preferred name!
Are grills allowed on balconies or patios?
No grills are not allowed on patios or balconies at Agave Ranch.
What is the smoking policy?
Agave Ranch is a non-smoking community. Smoking of cigarettes and other substances/devices is strictly prohibited in your apartment home as well as throughout the community grounds. Failure to comply with the Agave Ranch smoking policy will result in eviction.
What happens if I lose my key or access fob?
Contact our leasing team if you lose a key or access fob. Please note that you may be charged for a replacement.
Miscellaneous Questions
What is your pet policy?
We welcome pets in our community! Residents may have up to two pets per apartment. Breed and weight restrictions may apply.
What are your office hours?
Agave Ranch is open from 10am – 6pm Monday through Friday and from 10am – 5pm on Saturdays. We are closed on Sunday!
What schools or school districts serve this community?
Given its placement in Peoria, public school students living at Agave Ranch and are slated to attend Raymond S. Kellis Community Schools. Highly-rated private schools, such as Brophy College Preparatory and Gary K. Herberger Young Scholars Academy, are also viable options closer to Phoenix. As for secondary education, Agave Ranch is surrounded by acclaimed options like University of Phoenix and Grand Canyon University.
Are there grocery stores or shopping centers nearby?
Yes, we are surrounded by a series of nearby shopping options, including Walmart, Home Depot, Costco, Kohl’s, Trader Joe’s, Sprouts, and more!
Do you have EV charging stations?
No Agave Ranch does not offer EV charging stations at this time.
Do you offer online rent payments?
Are there community events for residents?
Absolutely! Agave Ranch loves hosting events to help foster a strong sense of community amongst our residents. These include things like pool parties, food trucks, and more!
Do you offer month to month options after the lease ends?
No, Agave Ranch does not offer month-to-month lease renewal options.
Is public transportation accessible nearby?
Yes, our community is conveniently located near public transportation options. For specific routes and schedules, please refer to the Agave Ranch

Is parking available?
Yes, we offer parking options for residents. In addition to the community parking lot, attached and detached garages are available for rent. Please see our

What is the guest policy?
Guests are welcome to visit. No guests may stay longer than 7 consecutive days without prior written consent, and no more than twice that many days in any one month.
Are storage units available?
No, Agave Ranch does not offer rentable storage units at this time.
